    Sell Then Buy, or Buy Then Sell?


    Here’s my advice on how to sequence your buying and selling transactions.

    Are you ready to upgrade your living situation to something a little bigger (perhaps with an office and sprawling backyard for the kids and dogs) but worried about what’ll happen if you sell your home first? Don’t fret; if you want to know what your options are, I’m here to help.

    Essentially, there are two main options. First, you could go out and find that perfect home for you and your family, making your offer contingent on the sale of your current home. In other words, you’ll tell the seller that you need 60 to 90 days to get your home sold before you can move forward with their transaction. However, the problem with this strategy is that there are a lot of non-contingent buyers in our market, and you’ll have to compete against them. When looking at the offers in hand, a seller will most likely choose the one that doesn’t have any extra strings attached.

    Your second option is to list your current home on the market and make its sale contingent upon you finding a new home. In a strong seller’s market like the one we’re experiencing now, this is the preferred strategy, and we have a couple of different ways of helping you execute it. For example, we could do a long escrow or a short one. With the latter, we can negotiate for a lease-back period in your sold home, buying you time until that perfect new home comes on the market.

    What if that perfect home never comes along? We have plenty of tricks and techniques for finding you off-market properties. Whether it’s calling around a neighborhood, sending out some letters, or a few other cards we’ll play close to our chest for now, we do what it takes to get you into a new home that you’ll love.
